DETACHED VILLA WITH A SPLENDID VIEW OF LAKE BOLSENA

A swiss couple are selling their property, their actual home, which is situated in the idyllic region of Lake Bolsena.
The property is located in a residential area just a few kilometres outside the historic and tourist centre of Bolsena town.
The area of land surrounding the house measures 1,220 sq.metres, faces due south and sits just above the main Via Cassia. It is an enchanting, well kept property with a well established garden and ancient trees to give valuable shade during the summer months.

The ground floor of the villa consists of a lounge, dining room, kitchen, three good sized bedrooms and a large bathroom with double wash basins, many cupboards, a bath tub, bidet and WC. The guest room has its own bathroom with wash basin, WC, bidet and shower.
The majority of the rooms are 4 metres in height, architectural in character and accessed by a series of steps leading into each living area.
The flat roof (32 sq.metres) is partially terraced, looks out onto a magnificent view of the lake and its surrounding countryside and also gives one the possibility to sunbathe undisturbed.
The garden, with its numerous relaxation areas is reached by different exits from the house.

LOCATION:Take the main Cassia Road (Via Cassia) just a few kilometres from the centre of Bolsena or from Montefiascone, both reached from the motorway by exiting at the Orvieto exit or take the main Via Cassia from Viterbo, which takes about 20 minutes by car. The bus stop is only a few minutes walk from the house.

BOLSENA AND ITS LAKE: Bolsena town is a marvellous historic and cultural centre of upper Etruria known as Tuscia, with the means and point of departure for further discoveries like Rome, Florence, Siena, Perugia, Assissi, Orvieto etc., plus the beaches of the Tirrenean coast can be easily reached by car.
